A sunroom typically refers to a room with lots of glass and natural light. A "four-season room" means it's insulated and connected to your HVAC so you can heat and cool it year-round. We build both, and most customers go with the four-season option.

Yes. A properly built sunroom adds livable, conditioned square footage. Whether it counts toward your home's official square footage on an appraisal depends on local assessment rules, but functionally it's a real room.
